Company History: Since 1993

Over the last few years Camelot Europe has developed from the first professional Live-In GUardian company into an international, full-service, ISO certified vacant property management company. The company delivers solutions that suit your needs, characterised by the development of innovative solutions to all challenges that vacant property management faces. We manage all types of properties, from offices to castles and building sites to housing developments.

RELIABLE LEGAL STRUCTURE
When Camelot Europe was established in 1993, we were the first provider to offer a legal foundation to owners of vacant property for ‘anti-squatting', which at the time was still a relatively unknown concept. This reliable structure, developed by a well-known legal practice, gives both guardians and owners peace of mind about the usage status of the property and the ownership rights. The legal validity of the structure has been tested in summary proceedings several times in recent years. In all the cases, the court ruled that there is such as thing as temporary usage status and that squatting in a property under temporary occupation by Camelot is trespass. This signifies the final breakthrough for the protection of vacant properties by guardians under the Camelot Solution TM.

SAFETY & RESPONSIBILITY
In the late nineties Camelot took a major lead on other property management firms by being the first to introduce a fire safety pack for guardians. In consultation with several Senior Fire Safety Officers, all guardians are given smoke alarms, fire extinguishers, fire blankets and instructions on how to live responsibly and safely in vacant properties. Camelot inspects the status and safety of the property and its guardians every month and reports back to the client. In addition, Camelot chooses strategic occupation of a building rather than maximum occupation. This means that, together with the owner, we can decide where guardians are placed to provide optimal protection of the vacant property against squatting and vandalism. Camelot carefully selects its Guardians following a meeting at our offices and is mainly looking for a sense of responsibility. All guardians are required to carry third party liability and contents insurance. Our preference is for key workers, for example, people who are working in education, healthcare or for the police.

INTERNATIONAL EXPANSION
Camelot first set foot over the border in 2001 when it opened its Brussels office. Protection by occupation is a typically Dutch concept, but it has also attracted plenty of interest from abroad as well. The London office followed soon after. The UK market quickly adopted the concept and in 2005 Camelot was awarded the prize for the best export product by the Anglo-Dutch Chamber of Commerce: the NBCC award. Today the company operates in six European countries and its ambitions for further growth know no bounds.

TRANSPARENT COMMUNICATION AND PROFESSIONAL BUSINESS MANAGEMENT
Camelot offers its clients direct access to the status of their property via its advanced online property management system. All correspondence about the property, the costs of utilities, which guardians are living where in the property and reported incidents are all entered by the regional managers. Every month, Camelot performs a property and guardian inspection and reports on the findings in writing to the owner. Over the last few years we have put a lot of effort into making our management even more professional. The company is fully certified under ISO9001:2000 for key holding and Guardian vetting. As the owner, you will be kept up to date about what is happening in and around your property and the measures Camelot has taken to protect the value of your property. Camelot .


AMBITIONS
The company has no intention of resting on its laurels over the next few years. Clients are placing ever increasing demands on us and are choosing a solution in which they completely outsource the management of their vacant properties.
